With the decision to invest in real estate & build a home, emotions of pure excitement and reality can become a real "Rollercoaster Ride" and you have so much to do... It can be overwhelming...
The right time & the right funds is your first step, of course...
You know you're wading around in unknown waters...You Google & search the Web for tidbits of info to help you with your decisions... But Simply... Where do you start??? You simply start by:
- Buying Land
- Getting a perk test from your local Health Department.

Here are a few pointers to help with your decision for choosing the right General Contractor for your house building needs...
A General Contractor should:
- Have an current active license and insurance according to state regulations and
provide these certificates to the homeowner.
- Ask for their credentials, their portfolio & references. Any GC who takes pride in their
work will gladly show off their own Builders Scrapbook & share their personal references.
- Have experience & knowledge in the different phases of residential construction, along
with being able to adequately read House Plans & Blue Prints...And be able to use the techniques & required applications for each construction project.
- Provide a itemized estimate & allowance budget for your project along with an
estimated start & completion date.
- Be knowledgeable of county & state codes, area soils, climates and regional
preferences to conduct proper operations accordingly to each project
- Be able to provide you a site evaluation & plan so as to avoid or make you aware of
any unexpected costs or geographical dangers.
- Be able to supply the homeowner references, certificates of insurance for themselves
and their sub-contractors.
- Be knowledgeable & competent in coordinating, scheduling, monitoring & inspecting
the project as a whole.
- Work with specifications, techniques, change orders & other agreements accordingly.
- Have established & professional licensed & insured sub-contractors
- Keep track of the costs of the project on a regular basis to compare to the original
estimates.
- Be in contact with homeowners on a regular basis, by phone or email, to advise &
remind them of decisions still to be made, financial meetings, change orders, etc.
- Be able to competently solve any problems involved with completing your project.
- Distribute the construction draws accordingly with each phase of the project when
billed and supply a sub-contractor waiver at completion of job to the homeowner.
- Supply & honor warranties when applied within the required warranty time frame with
County/State's final approval / move-in inspection.
- Complete your job within the required time frame, with consideration given to the extra
time required to work on change orders and uncontrollable circumstances such as weather conditions, etc.
